
Do I need a Realtor® when buying new construction?
Many people ask this question and feel that they can go at it alone when purchasing new construction and not utilize the benefits and resources of a buyers Realtor. Sure, it is possible, but is it in the best interests of the largest asset you and your family will likely ever purchase not to utilize the legal skills of a Realtor?
First and foremost, a buyer's Realtor is paid by the seller. In the case of new construction, the builder will pay your Realtor. That means that you will get the legal benefit of real estate representation when purchasing the new construction at no cost to you. Why wouldn't you want free protection? Why would you rather make yourself vulnerable to the one sided transaction?
Second, the builder knows the importance of being represented by a Realtor. The builder is most likely using a Realtor to sell you the house. The person you are dealing with on their side is a Realtor, but they are a Realtor working directly and paid directly by the seller. It is questionable as to whether this Realtor working for the builder will have your best interests at heart. The fact is that this is a huge purchase and more things can go wrong with the new construction process than I could explain in a 500,000 word essay. Beware of the builder that tries to tell you that you don't need representation of your own. You should have representation on your side of the transaction.

Prepare a comparative market analysis(CMA) in the area surrounding the subdivision so you will have a good concept of the value of the home. An informed buyer is a smart buyer.
Research and inform you of the builder's history, reputation, and post completion warranty service. Even the best constructed homes will have issues that will arise after construction has been completed.
Inform you about exclusive incentives, such as upgrades, that may not be available without negotiation.
Assist you with the upgrade selection process. Advising which upgrades are
often advantageous for resale or difficult to achieve after construction and
also highlighting those options that can be purchased much less expensively
after closing.
Review the contract and other legal forms with you to make sure there are no misunderstood provisions, before you sign the contracts.
Follow the transaction through and beyond closing, assuring that everything is done according to the contract and in a timely manner.
